Thanks Toxcrusadr. What are your thoughts on a tarp under the mulch, to control the knotwood. I’m thinking tarp and then mulch over septic tank is ok but maybe no tarp near leechfield?

I don't think a tarp over a leach field should have any ill effects either.

You could also use degradable stuff like layers of newspaper or cardboard that would decompose once the knotweed is gone.

Holy guacamole! After reading that article, the OP is not going to succeed with the mulch or even the tarp. That stuff is like an alien monster!

Yes thank you all for your input! I have decided to walk away from the property because of this. I have done days of research and am just thankful I didn’t go into contract yet. It does not seem manageable and ultimately I think it will destroy this home.
