There was about $20K in back taxes and water bills and the property was sitting vacant for over 2 years. The building had a terrible reputation and the City just wanted to see the building go away. The City didn't even know that the property was historic, however, I was able to find a map of Geneva from the 1850's and prove the age of the building. Below is a before and after of one of the foyers. Just finished it today.

Awesome preservation save! It looks so fantastic now and what a tragedy if it had been torn down.

Matthew...that is a real achievment! I get the impression you have done this before. People in town there in Geneva must be loving you...and you got the property for $20K? You are living my dream!

...and city government can be so myopic and short sighted. I see that all the time.

Beautiful job! I live in a historic neighborhood in which there are several old apartment buildings that have been rescued by a local interior designer. She evicted the icky tenants, did quality reno's & rented to lovely people. She never has vacancies. Eveyone wins from a project like this!
