Might be best to draw this on graph paper and arrange it. Ping pong tables take up a bit of space, so that will probably control the rest of the space.

What type of bar area do you want? bar with counter for seating or just a walk up? bar with counter will take a lot more space than a walkup.

Workout rooms completely depend on what you want to put in them. If it's just a treadmill and a bike, a bedroom sized room is sufficient. If it's a bunch of workout equipment, plan on 200-300 SF (the equipment my hubs wants in his home gym will require over 300 SF so we're probably scrapping that idea. He can keep his gym membership).

TV space can be a lot tighter than a lot of people think. HD TVs don't need as much space as 1080p TVs do, so you can sit closer. We sit about 9 feet from ours and we have an 85" TV.

I'd put the bar in the bump out in the bottom, the ping pong table next (19'), then the couch and TV up against the far wall (10' max). This assumes a walkup bar. The rest of the space can be workout room (and bathroom if you haven't built yet). Not sure how much glass walls cost but that's what I'd do in my workout room.

What does your architect suggest?

No one can provide meaningful advice without more information. We would need to know the locations of all of the following...

- Hot water heater and HVAC system

- HVAC ducts and returns servicing the upper floors

- Support columns and beams supporting the upper floors

- Plumbing drain lines and cleanouts

- Main water line and shuttoff

- Electrical panel

- Window openings

It would be impossible to offer layout suggestions without knowing where this stuff is.
