What are your concerns about being close to a wet basin?

Couple:

Erosion leading to washing away of land and basin creeping closer.

Mosquitoes. Although this is in South East PA so winters are longer than summer so I am hopeful its not a nagging issue.

Snakes. I asked the builder, he hasnt seen any so far nor have the residents who have been living since almost a year.

Potential to reduce property value.

I do realize all these have a lot to do with HOA but I just wanted to make sure if the said distance is normal.

Any flooding concerns? Is part of the property in a flood plain?

No flooding concerns at all. Quite far from flood plain and my basement will never get flooded given the graded backyard and the wet basin.

Flooding would be my only concern. Basically what happens when a tropical storm/hurricane dumps a foot and a half of rain in less than two days.

you get a hockey rink in the winter, which most people in my area find to be a benefit.
you may see more bugs and critters.
you won't be able to build anything permanent in the 25ft easement. make sure you don't have any other underground drainage pipes that would further restrict this if you have intentions of building a deck or shed.

Yea made sure there is no drainage pipe under property. Deck is doable without issues.

Do you know if they are going to build a fence around it? In my area, they tend to do that. I think it cuts down on liability issues.

It may or may not be a good thing, but it might just be a shock if you thought 'your' yard was the full 60 feet but then they built a fence along the property line and cut 'your' yard in half.

No they are not going to build a fence, but the properties are marked out distinctly. I do plan to put a single line fence to ensure property limits just in case anyway.
