Kitchen Remodel- floor plan help

Hi everyone! We have an offer on a new (old) house and want to remodel the whole kitchen/breakfast nook area (before we move in!). I really want an island, but am worried this area is too narrow. We are open to taking space from the powder room because it seems oversized for a powder room. We are closing off that door to the dining room to make a pantry and the dining room will be my new office.

Thoughts???


Edited to add: Also, we are remodeling before we move in. We have 3 young kids and grandparents and remodeling the entire home.

    I would live in the house for a while and really get a feel for the kitchen and how it functions before making any changes to it. Kitchen remodels are costly. Since you're purchasing a new house (Congratulations!), I would wait to see if any other hidden costs pop up before tackling such a huge project.


    But to answer your question, I don't think an island will fit in your kitchen.

    We are going to remodel the entire house before we move in. We have 3 young kids and grandparents that live with us and it would be a pain to live through a remodel.

    We are not living through a remodel, thanks! All cabinets, counters and everything will be new so it will be exceed 60k.

    A few things:


    No need to steal space from the powder room. You wouldn't gain enough to be worth the expense. It looks like you would have to relocate plumbing to make it significantly smaller (and then it wouldn't be that much smaller).


    You don't have room for an island. It's already tight between the peninsula and the cabinets on the wall. In your mind, make the peninsula an island by adding a walkway on the other side. See how much "island" you have left. You wouldn't have much of an island; it would be more of a sand bar.


    Update your lighting!


    Since the dining room will become your new office. it is a good idea to put the pantry there. I would think about taking the door down, but not filling in the opening. Put a bookcase in front of it in your office, and a cabinet in the new pantry. Then when it is time to sell, you can just take the cabinet and bookcase out and put the door back up. Or this might be a time for a barn door in the office (it just never opens)???? Still thinking about that one myself......

    I am with the others as to living in a space before a remodel. Have you done this before ? Sometimes if I have a clinet I have worked with before I can know what they need and can help with a pre move in reno

    What is the indent in the garage between the laundry and the ensuite ? IMO removing the PR and changing its position would be my suggestion that way the kitchen could be reworked to allow a much better layout and probably even an island. Right now no island will fit. IMO a smaller office would also allow a better kitchen. BTW you need designer ASAP and a akitchen designer not a cabinet sales person but an independant KD. IMO you need the DR for 7 people all the time and additional guests . I never like FR and LR open to each other IMO it defeats the whole point of the 2 spaces. I assume that main floor bedroom is for the grandparents. This will definately need more than 60K

    Hi Patricia- we are 1000% not going to live through the remodel. The remodel is going to take 6+ months. We are doing the entire house- floors, bathrooms, everything. We are interviewing designers and architects and I wanted to bring some thoughts to the table once we decide on who to hire.


    Changing the layout of the PR is along the lines of what I was thinking. We are open to a smaller office. We are going to put the DR in the current sunroom. I don't really like the FR and LR open to each other either and in some models in the same neighborhood I've seen them use the FR as the DR and the LV as the FR. The main floor area will be for the grandparents.
