You didn't say where the view was? That to me would be the priority.

The master will be warm in the evening which is a con for most people but you can't have everything so it just might need to be that way.

Your eyes are closed when you sleep. Who cares it a bedroom faces the street? A great room faces a view, water,

AC runs most of the tie in Florida. ..............Exceptions Deep in a January / February cold snap. : )

Your plans don't blow up well enough to even read

I can’t read the plans but the view is the first thing to get right . So plans we can enlarge and living spaces used all the time face the view for sure

You will not notice the outdoors view or temperature in the great room because you will be too busy noticing the odor and/or view and/or sounds coming from behind the barn door of the powder room.

Can I just note that, all of your arrival points are, well, boring.

You walk in on the ground level, and it’s narrow, windowless hall and stairs. And, btw, no place to leave shoes, umbrella, etc.

Pause at the second floor and face the laundry room. And what will the Media room look like?

You, or your guests, arrive at the third floor and face the kitchen, and have to look from side to side, scanning past the kitchen in-between, to see where to go next. Did someone leave their finished plate of nachos on the counter? Make a smoothie and not put the blender away yet?

If your visitor wants to use the elevator, they have to go into the garage. Which, unless you put up some walls, will look like a parking garage. While I can see why I might love a big space like that, it doesn’t look nice for your visitors, a little too “industrial” to be charming.

To get to the pool, you again have to go through the garage storage? And to use the bathroom from the pool, you have to go through the storeroom, upstairs, through the game room, and use the hall bath?

Besides the view out the window, you might consider the views inside.

That second back staircase doesn't seem to serve any purpose, other than taking space away from the game room and costing you more money.

thank you all, where to place a Fireplace? where to move the powder bath for visitors in the great room /dining area without blocking the natural light? dining window has view to south west inter coastal, great room NE views of the Bay. Visitors can drive into garage to access the elevator, we will have under the stair shelves for shoes on the garage level (south FL)& shoe cubbies in garage area as needed, we plan to put up walls in the garage, the rear stairs is for pool access, being in flood zone, our low elevation prohibits ‘new’ construction from bathrooms/toilet or bedrooms/finished rooms (acceptable are: stairs hallways closets) on the ground floor unfortunately. We will have fitness equipment behind the wall area of the garage facing the pool & patio furniture. We prefer interior straight stairs rather than spiral stairs for the rear access to the pool.

home is for two adults primarily using the upper floor & laundry/garage /fitness equip area in garage facing the pool, the other rooms for occasional guests, plan to use elevator just for hauling groceries. we don’t mind climbing stairs for as long as we are able.
