I love having more than one tub - however, the tub in the master may not add as much value to your home as it will cost. I would consult with a local realtor who can advise you re: what local buyers expect and want....it will vary by location.

As I age, I find tub/shower combos more difficult to use. Not having a shower would make it impossible for my elderly parents to shower when they visit. If I were looking at a house without a stand alone shower, I’d pass on that house.

I talked to a realtor friend today and she said most buyers want a tub and a walk in, so that solves it. I think the Jlhug’s point, aging parents, or even someone recovering from surgery would need a walk in. We will go in that direction. Thanks for the input!

The tub in both baths with shower would add to value as two full baths.

If there is an opportunity to add a shower stall next to the tub by by borrowing space from and adjacent room or closet you may get the best of both worlds!

Thanks Arlene! The master is too small for a tub and walk in shower, so it would either have to be a walk in or a tub/shower combo. My husband has a large cedar closet, we could borrow from that, but we have small old closets, so our bedroom would really be hurting for closet space if we did that.
I found a layout I like for the walk in, and I am going to get my kids a killer soaking tub for when I want to soak, so I think we are close to a workable plan. Thanks for the input!
