Painted brick vs Normal brick

We have bought a house in Texas. We will be building it. We are now doing the exterior selection and one question which is bothering us what brick to choose. We are seeing the painted brick seems quite popular as i was browsing through few newer communities here. It also looks very pretty. But at the same time I am not sure whats the caveat? Will it be a good decision. Will it cause any problems which would be very difficult to fix in future. Please suggest your experiences if you have done the same for your home ?

Thanks

Once you paint it you have to keep painting it.

I have painted brick before. It gets real dirty. I mean...filthy dirty. It has to be all washed down quite often. Eventually it peels.

I wouldnt do it but if you are only keeping the house for a few years, do what you think will be best for resale.

I’ve had full brick homes (not painted) and painted brick homes before. Never again would I buy a painted brick home - it needs constant maintenance. Good quality brick that is laid well and not painted needs nothing!

IMO....NO painting!! Brick comes in numerous colors. ditto what sv said.

Unpainted brick is your best option--No maintenance and with the choices out there, I'm sure you will find one that you love!

If building from scratch there should be no need to paint brick, but for down the line, Romabio mineral coatings are breathable and last many years. Similar products have been used in Europe for hundreds of years,,,

And IMO a silly thing to do on a new build . If you want white brick then get white brick . I always think painting brick it the fastest way to devalue a house so if this is new build if you don’t like brick don’t use it.

Brick has an intrinsic beauty to it, and there is a wide variety of different bricks available. Painting brick (or stone like my neighbor's house) destroys that beauty and becomes monolithic.

One thing to be very aware of with brick is once painted it can never be unpainted. Removing paint from brick is really impossible and attempting to do it will damage the brick and the mortar joint and will allow moisture to penetrate. Just an fyi. And, of course, if you do paint, then you will have to paint on a regular basis the same as you would any exterior material. Good luck!

We are having trouble finding white brick right now. Our brick (Acme) has been ordered since October! The date keeps being pushed back, and our builder doesn’t believe their dates any longer. We are in Texas. What are you all finding is available in a white?

I will also be looking for acme brick. I haven’t finalized. I am in texas too. Which brick are you considering? We are thinking of white bluff. I don’t know the lead time yet. I will know it in couple of days. Most likely we are also going to face same problem then.

Vishal J - Winterstone is what we chose, but white bluff is nice too. Acme is having problems with production, so it’s just not available. Let me know if you find otherwise! Like I said, we ordered in October!

Sherryl - We never finished the white brick discussion on the other thread. If you can get General Shale, they have a new painted look white brick called Winterhaven. And they have a beiger brick called Bradford Hall Tudor which has a few variations of color. BHT was the runner up for our brick pick.

Vishal J - You may want to look into the Winterhaven.

How are the phoenix , mountain peak and Scottsdale from bilco . They are also white but not sure if they are widely used or not. We wish to avoid painted bricks.: and many options in white brick are not available. Ours is HOA community so we have to select from options given by builder.. we had liked snow mist in particular but our builder is not offering itany more. Is there anything which would be closer to snow mist ? White bluff is our second choice but also not sure if we would get it:

Bruce - our builder (Kurk Homes) also builds in the hill country. Stone just doesn’t fit with the style of our house, although I had thought about that!
