Floor Plan Layout?

Hi! We are trying to find a way to turn our bedroom into having an en-suite and add a half bath for guests to use (full bath if there’s any way to get it to work).

Our house is pretty small (the rooms in the picture are all there is aside from the kitchen), with a basement underneath. The basement has 2 additional bedrooms and another bathroom, but is not convenient for guests to use as the basement bathroom is on the opposite site of the house from the stairs.

Our goals are to have less “dead space” like we currently have in the mini hallway between the bedrooms, and create a true master bedroom. We are trying to move the fewest walls possible to keep the cost low.

Does anyone have any suggestions to improve the floor plan more or see any major red flags with this idea? Or suggestions for layout within the bathrooms? The image contains our current floor plan (a shared bathroom) and our idea (en-suite and a small powder room).

where does the guest shower in this layout? the basement? or is that not actually used as a guest bedroom? the master opening into the dining room directly isn't ideal, but if you can't get another bath it's probably a valid compromise.

Hi Sheridan, the guest shower would be in the basement next to the room we use as a guest room.

This room is used more as an office. Ideally, I wish it could have a shower as well so that it could be another guest room, but I don’t know if it’s feasible to add a shower in the little hallway bathroom as well.

I totally agree on the dinning room door too, I just haven’t found another possibility for where the door could go to the primary bedroom.

this is a terribly sketch because I just did it on my phone, but the interior wall of a reach in closet can't be that bad to move. if you shifted the closet to the wall against the bathroom and brought the powder room wall out to match it, could you move the door and fit in a three piece bath with a shower? it could be a small shower over a 54 inch tub, or a stand alone shower if you have enough other tubs in the house.

That’s a good idea. Let me see if I can get that to work, I completely agree a full bath is better than half bath
