Who holds the deed to your property and what does it say? Do you own the ground your house sits on or is it owned by a holding company represented by the HOA? What does the rules of the HOA say about the up keep of the yards around your house?

Without this information there is little the forum can do but issue platitudes about what could happen.

Good question and I will look for my deed. It’s my understanding I own the inside and a section of the outside though they paint every 5-7 years but if I needed a roof that would be on me. They cut the yard and trim the shrubs up against the house but I have to prune trees out in pine islands - which doesn‘t make sense if I don’t own the entire yard. I’ve submitted a letter to the attorney who manages the HOA.

It sounds like a condominium situation. Depending on the bylaws of the association, there is little you can do personally except complain loudly to the board; and hire a lawyer, if you can not get the results you need from the board.

If the burden is on you, we can help. I don't see any thatch, but bermuda often loves a good scarify or verticut. In your picture showing under the tree, it appears the bermuda is thinning out and dying. That would be from the shade of the tree. There's nothing you can to except open up / remove the tree.

Just because it is 25 years old does not mean it needs to be replaced. Now if they applied 1/4-inch of topsoil every year for 25 years, then that's a different issue. Six extra inches of topsoil is a problem.
