Almost certain it's Houttuynia cordata. The variegated form is known as chameleon plant. If possible crush a leaf. It should smell citrus-y if it's H. cordata. It's highly aggressive, deep-rooted and difficult to eradicate.

Thank you. I was worried that it is the dreaded chameleon plant that I’ve seen Discussed in other threads. So now I have crazy ivy AND this chameleon plant vying for the same spot. It’s a mess. I saw a few last year but I didn’t know any better and I thought the flowers looked nice. Then this spring I found this forum and started seeing mention of the chameleon. I thought it looked familiar..... ahhh I have too many invasives already
