I assume this house does not have a second floor. If so, why are there 3 dormers and such a high roofline? Get rid of the fake dormers and bring the roof height down to reasonable proportions.

The only way to access the Master is through the mudroom?! The mudroom/laundry/bath are poorly laid out and waste a lot of sq footage. The pantry with dual pocket doors is also a bad use of space. This whole area need to be re-worked.

The garage is a 49' x 30' protrusion hanging off the front of the house?! Worse yet, your entire front yard and entry will look like a giant parking lot, covered with concrete and vehicles.

The best houses are L, U, T, H, or I shaped.

The best houses are only one to two rooms deep. And covered lanai, porches, garages, etc count as rooms in this case.

The best houses make sure kitchens have natural light, meaning windows so one doesn't have to have lighting 24/7 to use the kitchen. (And no, dining areas with windows 10' or more from the kitchen will not allow for natural light.)

The best houses make sure all public rooms and bedrooms have windows on at least two walls.

The best houses do not if possible put mechanical rooms, pantries or closets on outside walls

The best houses keep public and private spaces separate.

The best houses do not have you walk through the work zone of the kitchen to bring laundry to the laundry room from any other room.

The best houses do not have the mudroom go through any of the work zones of the kitchen.

The best houses have an organizing “spine” so it’s easy to determine how to get from room to room in the house and what makes sense.

So how many of these best practices does your house have?

Realize that the dimensions on the drawing are to the centerline of interior walls an to the outside of exterior walls, so the spaces may be smaller than you think.

Your elevations have five (5) siding materials and two (2) roof materials. Too much! Looks like you couldn't pick your favorite one, so you used some of each!

driveway comment: we like the courtyard entry style of homes and are working with a landscape architect. The lot is long and much of the drive will be artfully and strategically designed.
Dormers: this is also something we like, seems that fake dormers are a love them or hate them feature
Master bedroom: we reworked the entire mudroom, laundry and entry to master. You can now get to the master thru mudroom but also via kitchen hallway

Cpartist: Have seen you post this exact post on other home design requests. On one a commenter added the “why’s” to your suggestions. That was very helpful. With the redesign we have the spine you referenced.

Mark: yes, you are correct and the architect has also added true interior dimensions.

Chips a: I should have clarified that the elevation renderings do not reflect our selections. We will not have that many siding materials. You are correct it would appear we couldn’t make up our mind. :)

We are now on a pause due to the price of the package bid, hoping a year or two looks much better...

Moving onto some refresh projects at home....

I post it often because I find that these are the issues that seem to come up most frequently with new builds nowadays.

What is the basement "project room?" Why would you not want to be able to better access it from the interior of the house? As it is now, one has to walk thru the storage room to get there. I'd consider adding a door in the rec room area.

I also notice double doors to the outside from the project room. I'm guessing you might be using it to bring in things from the outside. If that's the case, consider double doors to the storage area also.
