Cost for a new roof??

I am getting quotes for a new asphalt shingle roof for my 1400 sq ft, single story home and attached two car garage. There is only one layer of shingles that will need to be torn off. The two quotes I have gotten were $17,000 and $18,000. This seems absolutely absurd to me. I live in a northern climate where ice shield underlayment is necessary, but do those quotes seem high to anyone else?

I got my house shingled last year. I live in Alaska, so usually pretty expensive, but for my single story ranch (about 1900 sq. ft. and the 2 car garage) was less than 12k. Maybe shingles have gone up like lumber? I did the upgraded architectural shingles.

Do you have a Nextdoor app for your area? If so, post there and ask. A DF just got a new roof from a company that was highly recommended on ND and the price was great as well as the workmanship.

Totally depends on your local market. That roof would be $20k or more in California and of course that’s without an ice barrier. Agree with the suggestion to check in with Nextdoor. I’ve found great referrals there, have been able to check out contractors’ work locally and can better estimate the going rate. Good luck with your project!

Plywood prices are up 300%, roofing materials about 30-40%, hot construction market means labor prices are up as people can chose what jobs they want to take (ie: make money easily). Two quotes in the same neighborhood price wise and if the companies are both well regarded than that more than likely is the going rate. You can check more but for a roof I would definitely stay away from the chuck in a truck fly by night companies.

We paid $10,000 for a new roof in 2016 just outside DC. It was a two story 2800 square foot house so a 1400 square foot roof - very simple saltbox style.

We now have a 4,000 square foot house (2000 square foot roof) and the estimates are $28,000-$53,000 to replace. It's two years old but not installed correctly and they wore down the tiles during installation (which apparently is common if you put on a new roof in warm weather)

Prices are insane right now for everything.
