A good quality shingle should last more than 11 years. Long term choose the best quality shingle you can afford and also pick the best roofing company/installer to do the proper prep work, waterproofing and correct installation of the roof singles.

I'm in FL and used cement roof tiles. They work well in our climate, do a good job of withstanding average hurricanes and can last 30-50 years. Again the most important part is the waterproof underlayment and its proper installation. Our HOA didn't allow metal roofs or we would have considered that too.

lots of options. You have a fairly straight forward roof line. Asphalt probably the least expensive.

For me, a standing seam metal for longevity... 40 years possibly.

The roofer that is performing some minor repairs said the same thing regarding the current roof, it should have lasted longer but the wear and tear doesn’t line up. He checked for weather related damage but that doesn’t seem to be the reason, possibly a bad batch.

Metal roofing is great for long term durability. Usually lasting more than 50 years. A good asphalt roof should have lasted longer much longer than 11 yrs. They typically last around 20-30 yrs under normal conditions.

An 11 year old roof should not be leaking unless it was poorly installed. Before you go forward with a new roof, check whether high humidity levels caused water drips to build up and spread. Have you actually seen active leaks during rainstorms or are you basing your opinion on ceiling stains? You can outline the stains with a pencil or light marker to see if they get bigger during and after a big rainstorm. Or hose a section of roof that seems to have leaks to see if the roof actually is the source.

There’s visible damage to the soffit on multiple occasions. We checked the attic and there aren’t any leaks that we can see. We do have a couple spots in the ceiling as you mentioned, but based on their location we would have see leaks in the attic. There’s also concern because of the flashings that around the fire place may be leaking as well.

Not sure about cement and hail issue but I would do metal for sure . As for what you have it is only 1/2 as long as it should have lasted so maybe the moisture has nothing to do with the roof at all. I think you need to figure out exactly what is causing the moisture issue for sure.
