All id do right now is pace around local appliance store for best open box sale priced fridge for that spot. take down yellow drapes find a nice area rug and table chairs for window spot and use the kitchen . the house will need some things but major infrastructure should wait till more is known. This is standard advice for new owners and saves mistakes and waste

I don't know the purpose of the concrete wall round the patio. Take it down or face it, so it at least looks good.

Before you open the wall on the other side of the fireplace, be sure you know how your funriture can be layed out. That area currently gives you a perfect place for a tv while keeping the fireplace part of the focal wall. Instead of putting money into the kitchen as it is, wait and save up for a full remodel. It doesn't make sense to spend money on a bad layout. Get some nice applicances that you can use later. Outside, remove the edging in front of the windows, and turn the whole area from the right side of the house to the turn in the walkway into a planting bed, with curved lines.

I mean, if you really want to make a difference, I'd use this.

I actually love both of these in the black brick.

You want the Romabio Masonry Flat Lime paint for a heavier coverage. the have the Limewash too, but I like the thicker coverage for your style home. YOu can have it tinted any color

Beth thanks for all the pictures! Yes we are flipping the house. The area that this house is in is a Hot spot and is on three acres. Houses are selling in one day and with multi offers. We got a good deal, I think because the seller went back to his home country and we could close fast My husband is semi retired and we have done several houses in the past. He wants to paint the exterior. We did that on the last home and it looked great!

Three acres in a hot area? Don't fix the house, subdivide the lot and sell the pieces of land. Sounds like a tear down ripe for creating a lot of new homes.

@tozmo1 - could be zoning issues and minimum acreage requirements. That’s how you keep a hot area hot.

@Shannon_WI Not in my area. They are tearing down $550K houses on half acre lots, splitting them in half and putting up $1.2M ones on each part or buying two adjacent lots to create three new ones. We actually got a zoning overlay district for certain parts of the neighborhood to stop it, but it's happening all over the city where the zoning allows because things are so hot. Apple's coming and it's going to get hotter so the tear downs continue. Glad I bought when I did, I couldn't afford my house now.
