Need advice on layout

Hello all,

I'm about to complete on a purchase on a lower ground floor flat in South London and want to get the layout right.

This is our first flat and we need all the advice we can get!

It is a semi-detached Victorian flat in a conservation area. Similar flats on the road have moved the entrance door back to the front of the house - the area where the kitchen sink is, but we are unsure about the necessity of this.

We would also welcome any advice on who can help us with this redesign.

Many thanks,

What restrictions are imposed on interior changes by the conservation people? I would prefer the entry moved in front. That looks like a good area to drop off wet Wellies and the brolly. Seems there is a lot of wasted floor space by that side door that could be made into a more functional kitchen. I would want to square up the living room, putting the doorway by the new front entry. Use the bathroom side of that space as a hall to the bedrooms/bath. Use the "west" side of it for a kitchen pantry. Excuse my rough drawing. P = pantry, H - hall.

I would not have the doors going into the kitchen and LR I know it is the thing in London but really in this day of central heting they are not needed.

What are your goals for the flat? What doesn't work for you now, and what do you need?

Thank you so much. @decoenthusiaste that is definitely something worth considering - but I am not entirely sure right now, what the restrictions are. All I know is next door has done it.

Thank you @Patricia Colwell Consulting, I think we were considering removing these also.

@bpath The small galley kitchen doesn't really work for us now, and we are considering opening the whole of the front up to have a living / kitchen area. I think there is a lot of wasted space in the hallway area and the bathroom does feel quite big. We are going to use the second bedroom as an office and bedroom 1 as the master.

I was going to suggest an open concept kitchen/living, but figured the board might not allow major interior changes. Have you visited any neighboring homes to see how severely they're realigned the rooms?

Firstly, the first thing you see should NEVER be the door to the toilet. That is not good design. Second, is that galley kitchen even usable as tight as it is? I realize people in Europe don’t love the open concept as much as us Americans, but I think this galley kitchen is just too tight. Also do you really want the bedrooms right by the entrance? Seems kinda strange like all your guests will have to walk past your private space

It would really be better to ask this on the UK Houzz site as you can get better recommendations from the local population.
If you were to move the door to the front, where would you put the kitchen? Seems like you still want the two bedrooms, correct? Or you really are looking to fully reshuffle the floor plan, in which case an architect/ interior designer would be your best bet.

Hi @modpod oh no! I didn't realise I was on the US site - I will swap over. @J D That is a very good point about the bathroom - and I don't see the kitchen being a very useable / social space. Thank you all for your comments - they are really helpful
