Help with custom build

Hi! We’re building a new home and want some opinions. We’ve changed some things from these photos but house looks the same overall.

  1. Should we do a double door or large single door with sidelites for the entry? Double glass doors are shown but we would want wood with no glass.

  2. On the side elevations, there are 2 square windows on both sides of the second floor. These are in the bathroom (shower) and closet for our sons rooms. We really don’t like the look of the small squares and also don’t feel the need to have a window in those spaces (there is already a large window in each bathroom). If we remove them, will the elevations look too bare?

Thanks in advance!

If this is truly custom ask your architect to show you the drawings without the windows . As for the front doors IMO solid wood is not approptriate for the house style and I always llike double doors for entries if the house can handle them . As for the closet space I love my window in mine maybe those could be transom type windows instead.

I'm assuming this is a neighborhood and you have neighbors on all sides. Those windows in the side elevation will never be seen if they build a similar sized house and add some plants for privacy/screening.

If you want to do a single wood door, then I would look at large single pivot doors with sidelights.

I get the height of the garage door was done to tie in with the other door and window headers, but that is a commercial sized height. You might want to look at the cost of that, specially if you are subject to hurricane codes. Also your garage is nearly half of your front facade, so plan on spending a higher budget to get a product that will be at the same level of quality as your other finishes. Don't go cheap on half of the main view of your house.

It looks fine without the small windows.

I do not like double doors. I might think about a huge pivot door though :)

It's fine without the small windows.

I agree that garage door is taking over the front elevation. I would make it smaller and be sure to paint it the same color as the house so it recedes and your front entry is the focal point.

As for whether or not you do double doors, if you're doing wood, i would go with a single door with sidelights.

I like it. Looks like a city lot so garage forward makes sense to enjoy the backyard most. Despite what many say here we have almost no windows on sides of house as we too are in a city lot and I don’t want to see my neighbours houses beside me. The side elevations aren’t really visible to anyone either as there are houses on both sides of us. I prefer the garage door same colour as trim like you have it. For the door I think one with side lights would be lovely.

Agree with WestCoast. Our house has two windows facing out the sides to the neighbors, but a ton of windows facing the backyard (and ocean.) A new house is going up one lot over and they have a ton of windows facing our house. Trust me, our house isn't all that interesting....

Thank you all for the comments!

Patricia - yes it is truly custom, I should have said that I am concerned it will look too bare but wanted others opinions. We have done too many renditions to count at this point and we ended up changing the upstairs floor plan on this last one which moved some windows. As for the doors, do you like the style in the pictures?

Chispa - it is in a neighborhood but we only have a neighbor on one side since we’re at the end of a dead end block. I never noticed that about the garage so thank you for pointing it out! We are in Miami, Florida so I will definitely be looking into it.

    Mary V - thank you!

Cpartist - thanks for the input!

West coast - so the way our lot is oriented, we have a large side yard, but no alleyway in the back for the garage. I agree, I want the garage to match the other details. Thank you!

LH CO/FL - your view must be amazing!

@jibby1028, you might want to check out this company, https://www.siwsolutions.com/ ,they are now owned by Marvin Windows for their expertise in hurricane/impact rated windows/doors.

SIW Solutions, 975 S Congress Ave, Delray Beach, FL 33445

They have a nice showroom where you can see the products. They do amazing, mostly modern style pivot doors. They also do modern impact rated garage doors ... but be prepared for a crazy crazy price for those! I think it would be worth it for you to take a ride there, even if just to increase your knowledge base on what products are out there. We went and looked, but the style was too modern for our project.

One other thought is I would also add windows to the garage doors so they don't look like a solid mass,
