Framing cost drop from early 2021?

Hi,

Is there anybody that got their framing packages priced early this year and then repriced them recently? What sort of a drop did you see? I got my framing priced out in February 2021 and will be sending it out again for a new quote. I am really expecting/hoping/ praying for it come in a lot less.

but I thought it maybe worthwhile to ask what other home builders were seeing.

My February quote was 10k higher than the quote I received in Nov 2020. I am not expecting to see a 10k drop but just curious about the trend...

what were you quoted in February 2021 for a lumber package? I think you will prob see about a 3-5k drop but just a guess.

You probably won't see a huge difference in the overall total with the crazy transportation costs we are seeing!

You should have your new numbers within a day. Our costs doubled from June 2020 to May 2021 and now are settling down to 140-160% of June 2020. That looks like the new bottom.

Lumber "quotes" are only good for a few days and to make them good you have to pay for them and take delivery quickly.

Lumber may have come down some, but everything else going is more than making up for that drop. Including hiked labor costs for framers and other skilled trades.

John Burns RE Consulting cited 22% year over year materials & labor increases a few days ago. That is consistent with our overall costs.
