how to pick flooring for large open floor plan 1st floor

Our modern style home 1st floor is large open "hallway" that starts open in foyer and circles around to all rooms including kitchen, study. laundry room, owner's suite, step down to library- dining room and down to family room. Currently there is octagonal tile from the 80s. we are beginning plans for remodeling and floors are first on the list. We love wood but don't think its appropriate. How do we begin to look for flooring?

    Begin with your budget. Then decide if you want a very hard surface like the tile or something softer underfoot.

    Why isn't wood appropriate? What part of the country are you in? If you're in the SE or SW tile floors are common. Are you just tired of it?

    Firstly, I'd consider having those gorgeous floors restored. You could have them looking brand new and have a grout that blends in instead of contrasts. I'd investigate options of retaining them before entertaining plans to replace (way more costly and Verbo is right, it's unlikely anything will come close to how nice they are without spending major $$$$).

    For what it's worth, terracotta is really trending right now (if you can eve say a classic can be "trending"). I'm looking at installing it in our bathroom.

    Your floor is gorgeous, unique, and classic! My immediate thought was that they could more easily be refinished… but I’m all about working with what you’ve got. We have a glorified track home, so nothing classic, and any updates have to basically be replacing builder grade crap. That being said, if I had your floors i would take note that one person offered- to update the grout/refinish. Ooh, possibly a matte finish? Good luck with whatever you decide!! Love it!
