Where to put Laundry space? Trade offs with each option.

We are updating a house. We need to find a space to carve out a laundry room. Moving walls is not really an option- they are adobe and very expensive to rearrange. So we are limited somewhat as there are no large hall closets- just small ones. So- For resale- Would you choose:

a) Normal size laundry in the master closet (opposite side of house from other bedrooms, also accessible from the garage)

b)Stacked laundry in the hallway near the other 3 bedrooms

c) both a&b

d)laundry in one of the guest bedrooms

e) Normal size, under-counter laundry in the kitchen (would replace the eat-in area, but there is an adjacent dining room.)

Thanks for info. It sounds like your house with 4 bedrooms would be sold to a family with children. Having them tromp into the master bedroom to retrieve their clothes from the dryer in a mad rush before school or doing an emergency load of favorite jeans would be really inconvenient for parents. I suggest leaving the laundry in the garage for the upcoming sale. Fix the laundry area up with good bright LED lighting, new paint, and a washable rug or 6 by 8 foot piece of "fresh and clean" sheet vinyl in a trendy pattern.

I need a lot more info as to size of spaces and layout of the house . I like a main floor laundry but without a floor plan I cannot say for your space . No laubdry in guest room, IMO laundry in a master closet also a bad idea if the house is small then IMO the stacking ones would probably be my choice . If this house is in Europe the laundry in the kitchen is pretty normal. I have a main floor laundry for the first time and will never go back to either 2nd floor or basement.

Right now laundry is in the garage, closest to the master bedroom. It's 1900 SQ ft. Not tiny actually pretty good size for our area. All one story. Not in Europe. And yes remodeling for sake in the next 6 months.

Also, getting rid of the breakfast area is a non-starter for a buyers' family with three children. An eat-in kitchen is a bigger selling point than washer and dryer in the kitchen would be.

Thing is- right now either they tromp through the master bedroom or they tromp out the front door and around the house to the garage. It's not like a convenient spot in the garage either.

@Janelle H, the kitchen makes the most sense to me as I would not want to give up closet space. In a house that size, I don't think that you need more than one dining area. Here's a few ideas for disguising the units and adding storage.

I know that you say that putting the units in the kitchen would replace the "eat in area" in the kitchen, but it looks like that eat in area would have been a counter facing a wall, or a cafe table beside the door.......not really an attractive eat in area, even for a family with children. I think replacing that with a W/D isn't losing a lot, particularly since the "dining room" is really just an extended, larger eat in area of the kitchen as well (i.e. open to the kitchen, without walls). And it's much more convenient, being between the two bedroom areas.
