My partner rents out this furnished bedroom in his Victorian twin. His tenants are mostly graduate students and a similar demographic of young adults.

He is adding a few lamps and a tenant, moving in next week, is bringing her own rug. Partner is resistant to getting rid of old/buying new furniture, so I’m hoping you can help optimize what he has.

I don’t have the room’s dimensions (or the furniture measurements), but I think it’s roughly 14 x 14. I can post a rough sketch of the layout if that would be helpful.
