Kitchen Layout Help Needed - Old Home

last modified: 4 years ago

Hi everyone! I have been majorly struggling with a kitchen layout for our new (old!) house and am hoping that you kind folks might have an idea I haven't thought of. We don't want to move any walls so we need to work with the existing floor plan, which includes a radiator, two windows, and three doors. Please see the imagine below! The windows are on the north and east walls if it's not clear in the image below. I've also included some pictures of the current kitchen.

Must haves:

- 30" range with range hood - no cabinetry above range

- Counter depth fridge

- Add dishwasher

Nice to haves:

- Appliance garage

- Tall cabinet for pantry

- Panel ready appliances

Would love to get your takes if you have any ideas!

Please say the design does not need to include a table/chairs??

Please add window and wall measurements to your diagram, in addition to your existing overall measurements.

Do you have a budget range in mind? Moving the dining room door and the radiator would add to expense.

@Susan no, no dining table or chairs! It's adjacent to a dining room so we don't need an additional able.

@apple_pie_order Thanks for your suggestion, just added some dimensions now! I don't have a budget range in mind but don't want to move any doors or the radiator. Hoping to work with these elements as they are :)

Have you checked to see it that rad can be made smaller is it hot water or what if that could be made smaller and run along the baseboard then that wall could be a perfect spot for a pantry .Tou have space for DW but of course you will lose a cabinet but I think with some planning that can be fixed with better cabinets with better storage. I also always tell my clients to start decluttering there is usally a ton of stuff stored that does not need a home in the kitchen I usually strat with any plastic storage containers they take up a ton of space and you need to be honest about how many you use and get rid of the rest . IMO plastic should not be used at all for storage. Do you absolutely need that door there or could you make an entry to the outside with a slider in the space next to the kitchen Where you have the range is very dangerous IMO you will need to figure out how much you are willing to change to get a decent kitchen.

Thanks for weighing in @Patricia Colwell Consulting! I agree the current range placement is dangerous - this is where the previous owners had it installed and why we are going to start a kitchen reno as soon as we move in. The radiators are hot water, in a closed system with pipes wrapped with asbestos. Therefore, we are trying to work with the current rads rather than opening up that can of worms. From a storage perspective, we are already very lean - we live in an older home now with an even smaller kitchen so we are very sparing! That's why I think we can accomodate the dishwasher :)

Thats a nice sunny kitchen space for an old house! (we had to move ours bc it was basically a closet) - just a plug to hire a good kitchen designer, they will help make the layout work and work around rads/doors etc.. plus save you major stress 😅

Thanks for info. A couple questions:

1- is there an adjacent pantry that could hold the fridge?

    2. Would you consider apartment-size appliances such as a 24" stove and 18" dishwasher?

So here’s an option that might work in your space as is…keep the radiator/shelving as is. Use the open shelves for your every day dishes/glassware. Across to the sink side, left to right...24”w drawers, 24”DW, 24” sink cabinet, 18” w drawers, 30” w/counter depth built-in fridge, Then to the corner where the fridge is now…looks like there’s approximately 54” of length there…so a 24” built-in oven(Wolf has one), with a narrower cook top/hood so you’ll have approx 15” of counter space on each side. 12”w drawer over a cabinet for spices/bake/cookware on each side. Upper cabs above.
