Please help with furniture placement in son’s Heritage Home apartment!

My son has just rented a third floor apartment in a century home. All of the rooms have dormers that are beautiful but eat up floor space. The windows are small and low to the floor in some places. We would appreciate any design input. The furnished photos are from the prior tenant. Thank You!

    Like this can go by a window, where you can't place alot anyway... with a table lamp. Is it possible that easy pothos plant could survive on the top? it trails down and around.

    I like cellular shade with up or down pull, in blackout. Then a nice fabric, sheer gauzy whatever pattern for curtain... let it blow in the breeze. :)

    What a great apartment…love the character and those windows! The former tenant used the space very well….even managed to get a separate WFH office in the space…smart set-up in the sitting room with the bed behind the settee/loveseat. A larger gate-leg table, with only one side up, in the dining room might work better there, especially if the table is rounded (oval)…could possibly get 4 seats around it. If floor space is available, a tall cabinet could go beside fridge in kitchen…and a small butcher-block topped cabinet next to the sink for more prep space/storage. Best wishes to your son!

    Don’t place any upholstered furniture right next to the heat register running along any wall.
    The bedroom has no closet: perhaps the dining room closet or sitting room closet can be fitted with a long rod or two for hanging clothes. It’s a difficult floor plan. Three windows total in the whole apartment….not much light. Do not be tempted to add too many lamps…a “heritage home” may not be able to handle a lot of power all at once. Consider some form of fast-exit system in case of fire….a drop-down chain ladder you can unroll out of a window.

    Does he have any furniture at this point and if so, figure out the ideal layout. If he needs more/all new, look for low profile, multi functional space saving pieces (ie: dining/work station) but first create floor plan to meet his needs. Suggest keeping things light and make sure all of the spaces connect visually. If budget is a concern, check out Marketplace as there are great finds.


    In regards to window treatments, given it’s a rental, I’d keep costs down and since there are rods, just add curtains (Ikea) and hem apptopriately.

    Great apartment! (I assume that 'century home' means 'old house converted to apartments')?


    I would keep furniture long, low, and highlighting the windows--small curved sofa on the right of the sitting room, big chair on the bottom left, 42" round dining table with 4 chairs, bed on low platform right under the window with low end tables.
