I agree you need an architect but there is no way for us to help even a little without pictures of the home and of the area where you want the addition and what is connected now to that area.

If you need a master bedroom/bathroom, you need a master bedroomon/bathroom. It is expensive but if you live in a colonial, you may live in a neighborhood that supports spending this. A designer in my historic neighborhood basically remodeled her kitchen and a bathroom and styled the home beautifully. No add ons or anything. She bought it in 2017 for 350k (it wasn’t a foreclosure or anything like that. Maybe a little dated but in good condition) Just sold it this year for 1.1 million. There is no possible way she put 700k into it lol — I’m sure she put a pretty penny in the bathroom and kitchen but no major structural changes. We live in a popular area with the best public school in the city and a few other good privates near by. But it would behoove you to ask a realtor, look on Zillow for prices that houses were bought at and are going for now, etc before embarking on this. But at the end of the day, if you plan to live there for a long time, don’t do it for re-sell. Do it for yourself!!

we recently added on to our 1930 tudor. i could give you a figure but it would be meaningless because its location dependent. it was north of VRBOs number for a garage with master suite above, and we live in the midwest. we paid cash however and know we plan to live her for at least 20 years, and we got a good deal on the house when we bought. we had an appraisal with the new addition to see how much we would get back from what we put in — according to our ultra-conservative bank (local one), we would get back 70-80% of what we were putting in if it sold for appraisal price. plumbing and electrical on old houses is going to be wildly expensive. good luck!!
