What's wrong with my blackgum leaves

Hi. Several years ago I planted a blackgum tree; I think it's the Wildfire cultivar. In spring the new growth is reminiscent of a red-tipped photinia bush. Grows fairly fast, nice looking tree. This is southwestern KY, Zone 6B. As summer moves on, a lot of the leaves end up looking this?

I don't know whether this is just from the hot, drier effects of summer, some sort of pest I can't see (e.g.: ? leaf miner?), bacteria or fungi, etc...

It happens every year and the tree keeps going, but close up the leaves get a bit ugly.

You guys got any idea what this probably is? Thanks in advance.
