I really need floorplan change suggestions!

I would be open to renovating but the flow is horrible. Do I create an entry from the corner of gameroom to back of kitchen? I can rob a little space out of garage where the slab ends at the bathroom. Water heater can be moved into the attack. Open to moving kitchen around and island. Or even opening the kitchen up to gameroom instead of living room. The placement of the dining room is so awkward.

are you completely changing the kitchen, flooring, everything else?? I hope?

have you considered doing a tankless water heater to give you some more space?

Could the W&D be moved to the garage so you have a larger kitchen?

That current island is horrible, placement-wise. can you cut back the wall w/the wood bifold doors?

This is an entire gut. I wouldn't spend less money trying to "make this work", I'd spend a lot of money completely changing out these rooms.

What's your budget?

I agree with island placement. Previous owner moved the pantry washer back into the gameroom so the bump out on the other side is a half bath in the garage which I would like to bring inside. We have actually already updated everything once… painted walls, cabinets, appliances, replaced brick with stone, granite, flooring, sheetrocked walls. We are capable of doing the construction ourselves, with prior experience. I think I have just lived here long enough to get a major brain fog on the design aspect. Original post should have floorplan attached. Materials budget of 30k but we are flexible.

Planning on moving water heater in the attic or go tankless to capture the the extra space. I would also move exterior wall into the garage back 3 feet or so to capture the half bath and extra raised slab as interior space.

What if you make an entrance to the kitchen where the pantry is right now? make that family room into the dining room. you can the enclose the slab part of the garage and design a great pantry system on the slab opposite the bathroom.

the washer/dryer stay where they are, so no plumbing changes.

From the pictures, it looks like youre not using the family room. is that right?

Old pic, we actually use the family room for the kiddos tv and gaming. If I made an entry through the pantry, would I close off the pass thru in the dining area? Island would still be in awkward spot.

I wouldnt close off anything. the kitchen is so narrow and alone, by opening up to the family room,it becomes more part of the house. it might make the current dining area feel more open. Do you use the island? perhaps instead, a bar against the wall under the passthrough and just delete the island.

if you moved the stove (or the fridge) where the washer and dryer are, and took out the pantry (is that what that is w/the bifold doors)? you could have a Wide Galley style kitchen. you might be able to get a thin island down the middle.
