Not yet I have asked for one but i may also get someone in to measure everything to have a more precise floor plan. Will post here once i have it!

You can look into getting a decent extractor fan

Assuming it’s a leasehold property you will likely need the permission of the freeholder to remove the wall

Once you have the plan it may be possible to design the kitchen so the messy parts of the kitchen aren’t on view from the living space. You can cosy the room with different textures, layered lighting etc

When it comes to deciding if works are worthwhile there are several factors to consider. Getting clear on your vision for your home and knowing what kind of space you need to enjoy your life is key.

Then there is the financial return on investment - how much would it cost and how much would that increase your ease and pleasure in your home and is that cost worthwhile to you - only you can really answer this.

Plus there is the worthwhile return on investment from a resale point of view - this depends on how long you expect to live in the property and it can be hard to judge when you are looking decades into the future as the market values are likely to change over that time. But comparing market prices now with other similar property to what you plan to create can help indicate this.

So you can see that there are several things to think about to help you answer this question. Ultimately though this is a judgement that only you are able to make as value is both personal and relative. What has value and would be worthwhile to you may be very different to how others would see it. But those are a few things you can do to figure out if it is going to add sufficient value to you.

I think it’s very subjective - weigh up your own pros and cons, financial implications, resale value & decide what is best overall. Every individual has different needs and tastes. Every house work’s differently. I personally love the social aspect of open plan living but some people prefer a separate room to relax in and escape the hustle of the kitchen. Smells can be limited with extractor fans & windows but of course you will get cooking smells in the same room

Thank you all for your messages, it seems like i need to look into this leasehold property, freeholder permission thing. I didn't think of that as I saw on Right move other flats in the same building have knocked down the wall between Kitchen and living room and seeing it made me want it. But didnt know how practical it would be and whether i would regret it.

Anyone know how much it would cost to take wall down if i did have the right permissions to do it?
