Help with structural change and layout

last modified: 3 years ago

I recently bought a house that was built in late 1990's. I plan to remove some walls to make it a little more open-concept. While doing that, I'm wondering if I should make some further changes to the wall/layout to expand the family room. The existing family room is 10'10" by 18'4" and it is pretty narrow. I want to see if it's worth expanding it to make it 12'11" wide.

This is my current floor plan.

If I want to expand the family room, this means:

  • Laundry room will become 4 by 13. I either stack washer/dryer here or build a new laundry room upstairs. If I don't use this for laundry, I probably want this space to be more like a mudroom, with cabinets that are 1 feet deep. I'll probably change the right/left of the garage-to-house door. Otherwise, I think it'll be too inconvenient to go into the house, because you'll have to wait until the door is closed.
  • Laundry room is sunken down. I'll have to level this up for the portion that'll be included in the family room.
  • Powder room will need to be resized to 3 by 5. I'll also have to relocate the plumbing rough-ins to make 3 x 5 work . The door will be located outward, or I can use a pocket door instead.
  • There is a small window in the laundry room. It'll have to be removed/closed off.

Do you think all this change will be worth it? I'll be very happy to expand the family room even if it's just by 2 feet. But I'm uncertain if I'll be happy with the 4 by 13 laundry/mudroom area. It seems too narrow, and I don't know if the area can be used efficiently or if it'll just add inconvenience.

Any advice will be appreciated. Please help...
