On the furniture layout, I’m going to look for some photos that might have been my computer, it seems like a very large space with a lot of options :-) D

Hi. For the living room, would you consider a sectional sofa? How many people would be sitting on it all at once?

The living room is right there as you enter so you could have a nice big coffee table as a centerpiece with interesting decor to catch your attention. Traffic flow around perimeter. Or have the TV/console on the wall to the left on the coats wall.

These are concepts...I did not measure the pieces.

Is it possible you could do without that door that is on the wall opposite the fireplace? That seems to be controlling your whole furniture layout, i’m not suggesting remove it, but maybe just don’t use it and place the furniture around it.

Thanks for clearing that up. I just had an inspiration. You didn't mention how many you need to seat but four club chairs on the diagonal would work here. Swivel chairs could face any direction then the TV could also go on left wall here.

I’d say much of your layout will depend on your needs….how many people do you want seating for? Are there children? Frequent guests? Do you watch TV regularly, and for longer periods, or do you just catch the news once or twice a day? Unless your firebox and mantle (if there is one) are really low I would not put the TV above the FP; this position makes for very uncomfortable watching. Swivel chairs would be helpful, I think.
