This building has some unique history in it's neighborhood even though the neighborhood is not deemed historic. If I had to guess, it was originally a typical 4-family before a mason decided to create the front facade and then build out the front awning/front porch. His original work was taken away in maybe the late '90's or early 2000's when the building was put up to be demolished. The neighborhood fought to keep it in it's current state, and the organization that owned it sold it to a development company that made it what it is today - inside and out. The building has now sat for a long time since they last worked on it, and it shows. The front awing and structure they built (to sort of replicate the original) may have been built framing-wise correctly, but what they wrapped it in and what was on top of the awning has either fallen or rotted away. There were talks to remove the entire front structure, but as previoulsy mentioned, the neighborhood and those around it appreciate it in its current appearance (minus the dilapidation and some of the features). The back and side of the property are all exposed brick, so the front is the real statement made with this different appearance. I have seen so many people on Houzz have wonderful ideas and actual design points or drawings for tons and tons of properties people post. I am looking for people smarter than me, to suggest or draw ways to modernize the front of the property or do something that keeps its current shape maybe (maybe even something more if it made sense) but also makes it possibly bring this building into 2023 and offer a chance to act as an anchor in the neighborhood in which others could compare against to keep development and ingenuinty at a rise. You will see that the original structure offered a walkout on the 2nd floor for both the left and right units. And you access those units from the larger double doors in the middle. Clearly if those doors were to stay, a proper deck would need to be built, reinforced (which the current framing may still do) and a railing by code would need to be installed. You access the bottom two units by the far left door and the far right door. The property on the left has since been remodeled and the remodeler put up this white fence, I believe, to help offer the idea of separation from this building. Which I can understand at the time. The home to the right I believe has had the same occupants for awhile. Any thoughts, ideas, etc. would be great. Whats covering the framing to to the awning seems to be some type of backerboard that is now in crumbling condition and all needs to be removed. And then potentially re-wrapped with something else, or the fraiming analzed at that point for what it is capable of doing. The columns are also different from the original but even if columns stay, maybe there is a way to change that part of it. We don't exactly know yet whether the columns are hollow with a post inside, soley decoration, or anything else. Ive included a picture of the back just to show that view.
