we have a flex type room too. I looked at murphy beds and they took up too much space. we ended up with ikea sofa bed that we put an expensive comfortable camping mattress (exped) on top of as the ikea one is quite firm. the combination gets good guest reviews. i hear there are some decent sofa beds out there now too. we didn’t want to spend much as the room is primarily an office.

I agree that murphy beds take up too much floor space. It sounds like since you will be using this as a TV room you will need a sofa in there anyway so a sofa bed with air mattress is probably your most functional option.

Before purchasing, I would calculate how much floor space the entire foot print of the sofa when pulled out will take up. The housing of the sofa bed plus bed will hog way more space than just a queen sized mattress. You need to then think about the other furniture in the space, if you will have anything that can serve as a bedside table, and how much room will be left for guests' bags, belongings, and walking space.

A word of caution - my parents have this set up with a craft room / office / sofa bed with air mattress. It is really hard to walk around the bed without tripping in such a tight space and our belongings feel really shoved in there when we stay. Even though it is a very firm, nice to sit on Ethan Allen sofa, the sofa bed isn't that great. Lately when we visit, we don't pull out the bed. Instead one of us sleeps on it as a sofa, the other sleeps on a different sofa in another room, and we use the floor space in the craft room / office for our belongings.

I think Caroline Hamilton's idea is great. A bedroom of this size wouldn't accommodate a queen size bed plus the other functions you are proposing for it.

I tried to talk my parents out of putting in a murphy bed in their current house! It takes up a lot of room and it is awful to sleep on. My parents say they bought the best mattress, but it is really uncomfortable. The room doubles as guest room and my Dad's office and TV watching space.

Move "[y]ourbflex room with tv and also used for craft projects" to a bigger bedroom. If you are building a new house, build it to accommodate the way you plan to use it.

There are 'guests' that are not necessarily wanted to stay long.

True that Mark!........ as I recall you had a whole thread about your kids...visits to their home and you MOVED THE BED??

We bought it online, I just don't remember where! We did have to assemble it, but it was relatively easy. And it's held up over the last 5 years. In the beach house we had before this one, we had something similar from Crate and Barrel but it only opened to a queen.

It was my brother-in-laws house that I designed and they placed the bed in the wrong location in the guest bedroom where we stayed. I resisted temptation and the bed remains where they paced it. I could fix it easily when they were not home, but it is an eight hour drive.

Who comes to stay at your place and how often? How long do you want them to stay? I have visited a good friend twice this summer. They have some kind of Ikea guest bed contraption on a stand, queen size. The height is nice, but that is about it. Sadly, I won't stay at their house anymore. It is just not worth the back ache I have for the next two days. And there is not enough room to stand and get dressed. They should have purchased a full.

Walmart sells an 18-20” high air mattress with a builtin pump and a ”headboard”. You just plug it in to inflate or deflate it. It’s pretty quick. The queen size I bought was well under $100 and fits in a large bin. I take it with me to visit family. I slept on it for months after I moved. You can’t really sit on the edge, but once you get in it with great pillows and bedding, it’s really comfortable - and I’m picky. So if you don’t have frequent guests, I recommend the queen size if you have room. It is the only guest bed I have right now.

If you can’t decide on something else, this is even a good temporary solution.

Air mattress all the way. I have a high self inflating mattress that’s worked for all guest so far. I use the room for exercise.

I'm not staying with any of you: ) I loooove the anonymity of hotels. Bonus is they do not care if you're up at 3:30 am. You just ask the night before, for many extra coffee pods.

futon! We got a really comfortable one and it works great for tv watching and sleeping.

Consider door width and stair configuration if planning to bring a sleeper sofa into the room.

I'm downsizing to a 3BR and have 2 adult (20s) kids who will be with me over holidays. The house I bought had a full size murphy bed in the walkout lower level, but we didn't want it there so we had it brought up to the larger of the 2 guest bedrooms and had it built into the wall closet. This BR will also have my desk (I'm retired but still want a bit of an office) and an armoire for guests to store their items when visiting. For us, I think the murphy in the closet is the right answer. With the closet doors closed, you don't know it's there. (We'll keep linens, pillows, and a really good mattress topper either in the side parts of the closet that are open/free next to the bed mechanism, or in the armoire or a storage bench in the room.) Since the new looking murphy bed came with the house, we figured we would try this and if guests don't like it we'll try something else.

My daughter already tried to call dibs on the other guest room, which has a ton of built in storage. But I told her whoever shows up first gets first dibs. The hard part is that both she and my son are over 6' tall (he's 6'6" or so) and they look like this on anything less than a queen:
