It's a noise issue if your renters are likely to be more than one person. If a potential renter can hear every footstep up above while on the lower floor, I think a lot would be put off. I also think that if you live in a climate with colder winters, a carpet is what people want.

IMO carpet never ina rental , at the best of times carpets get gross and in my experience renters are not always very clean and careful. I think if the renters want to deaden the noise they can buty a rug I would do LVP not laminate but for sure not carpet and that includes the stairs.

I like carpet in the bedroom and flooring everywhere else.

carpet is faster and easier in a rental.

When you are no longer renting, change the flooring to hardwood or vinyl plank.
