Hey guys. My foundation wall is cracking and am asking for help for suggested repair methods. Home built in 1926. I purchased 6 years ago. These cracks were present and acknowledged by the home inspector when I purchased. Maybe the cracks have worsened slightly since I purchased, but not sure. I put up a couple a couple Jack posts on either side as a band aid (I know it’s just sitting on the slab and probably not doing much).

If you’re wondering why this block wall is on the interior, this was the original foundation, and then in the 1950’s they did an addition, adding a front foyer and dining room upstairs, which is the white painted block and white painted center beam area. Note that the house is a single story raised ranch/bungalow and is 1,000 SF.

There are a couple other issues in addition to the cracked block underneath the beam:

1. the white painted main support beam underneath the porch/foyer area is not notched and resting on the interior block wall, but rather screwed into the perpendicular wooden beam that rests on the block wall with zinc plates and wood screws.

2. the wooden beam that is resting on the interior block wall is pulling in towards the foyer/dining area a bit. Meaning, it no longer sits level, and is hanging off the block a bit.

I’ve waiting long enough to take action on these issues. I’m hoping to get some repair methods and feedback that isn’t just, “call an engineer.”

Here’s what I’m thinking:

1)inject the crack with epoxy on both sides
add a footing and cement filled Lally column on the main house side underneath the main center beam as close to the cracked block wall as possible.

2)on the foyer/dining room side of the cracked block wall, I’m considering laying an adjacent course of block running alongside the existing interior block wall. I would run rebar in the slab and fill the blocks with cement, and have this beam rest on the block. I would do this in lieu of another lally column on this side.
