And say something about how you will use the yard?I'm amazed you want to remove the trees given that there is nothing else growing in the garden and a building is going up beyond the fence. I'd have a large mixed border with some screening shrubbery around the back and incorporate those trees into it. That is supposing they are not invasive species.

Reason id like to remove the trees is for a better view as its a highset house. Would be good to put some seating in somewhre in the yard too.

Want yard so can entetain guests so abit of grass required. I like the idea of putting screening shrubbery in for privacy.

Please do not remove your trees, especially with what's going on behind your property. More important, tree roots, even shallow ones, soak up water runoff. Unless the trees are dead or dangerous, the trunks and palms add a sculptural and visual private backdrop for the entire yard.

A good landscape designer can help you design a mix of hardscaping and planting to deal with drainage issues. Look how zone appropriate plantings and hardscaping create a beautiful backdrop in this yard.

Your fencing looks to be in poor shape, but if it's sturdy, then rehab it and build some seating in front of it where people can sit down and enjoy your garden. (The garden here isn't in your tropical zone but I'm adding it to show the seating and how the trees screen the wall of fencing. Also the stone and slate bedson the left provide drainage and a pathway through the garden.)

--The sideyard will always be an afterthought, so maybe just stone pathway should go there. You could add a pretty section of fencing there if it's visible from the rest of the yard.
