I put in LVP 4 years ago and it is buckling, bubbling and warped. Over $10k wasted. It was Flooret. It’s awful flooring. I can’t afford another mistake like that.

The flooring vendor I'm working with is very sour on the idea of LVT, although part of me wonders if that's because it requires less labor to install. Anyway, I did find 3 beautiful laminates that are matte & gorgeous, so perhaps consider them as well. I really want mineral streaks in my floor, and that's the one thing that laminate hasn't replicated well yet. But all 3 of these products legitimately look like wood, so matte & gorgeous. If I could give up on mineral streaks, I'd pick one of them in a heartbeat.

I’m going to check all these out. Not gonna lie. Laminate makes me nervous. That’s why I’m thinking engineered hardwood.

I had Mannington Restoration as the laminate in a prior home (builder spec). It looked great. My only complaint was that it felt very "hard", which I know it's crazy to think wood would be softer but that was my only complaint. I would gladly put laminate in again but they can't emulate mineral streaks yet. Give it a look. The beauty of laminate, if you find one you like, is that the install is super cheap because it's click/float, so no glue or nails and thus much less labor. The ones I linked to all have 24 hour + water guarantees. You may end up saving so much money that you can afford to get new flooring in 5 years when your tastes change!

Yes I do have it in Excel. It's been a blast honestly getting samples in the mail every day and I've learned a lot about flooring. I also added Laminate & LVT/LVP sections just now.

Hi Kim...have you made a decision about flooring? When I was considering engineered hardwood I watched a lot of you tube videos and someone said the "wear layer" doesn't really matter because the chances of you redoing the floor are about .0001% chance...he said "screen and recoat" makes more sense for engineered wood floors.

I think the wear layer matters. I had a very basic engineered wood floor and if I dropped a fork or spoon, it could cause a chip in the thing wear layer and I had a pock marked floor. I don't think I'll ever refinish a floor, but having it look like the main layer even if it's dinged or dented is much better than exposing the inner layers which look quite different.
