Please critique my floor plan!

We are in the early stages of building a new home. For context, a coastal home raised on pilings with the waterway out the back of the house (with a large yard and someday a pool). I picture a lot of time spent in the living room room/back porch while kids play in the yard. I want to hear suggestions as I know I wont think of things until I am walking through the house and its too late! In particular Im thinking it would be nice to have a bathroom more accessible to the pool but dont know how to fit that in without giving up the living/dining/kitchen space which i like. Thanks in advance!

    Remove a stair tread at the bottom and put it at the top in order to create more space at the first floor and lower the intermediate landing.

    You'd have to go from the pool, up the stairs to the porch and inside the house to use the bathroom you desire.

    Consider putting a bathroom on the same level as the pool and not put the pool bathroom inside the house.

    Is this a permanent home or a vacation home? If the pool and waterway are in the back of the house I would want the laundry and bathroom closest to that.

    I would love to put a bathroom on ground level near pool unfortunately thats not allowed due to the flood zone restrictions in this area!

    Not layout, but in most of the bathrooms replace the double sinks with a single. Storage trumps two sinks, when it will be rare-to-never that two people use a sink at the same time.

    My question about whether this is a vacation home or primary residence is that this is a fine layout for a vacation home not a great layout for a primary residence.

    This will be a vacation home but we do spend long trips there at a time.

    Thank you! That makes sense... the layout is more traditional for a vacation house with more bedrooms, one living space etc. If you cannot move a bathroom with a shower to the back of the house near the pool and water, I would make sure to build a nice outdoor shower. Still realize that people with wet bathing suits will be traipsing through the house to use the bathroom. Another nice feature would be to have a balcony off the 2nd floor bedroom to take advantage of the view. I usually like 2 story rooms but in this case, I would probably make it a one-story and then vault the ceiling in the upstairs living room to give you more than one living space. We have a house at the beach and I am basing a lot of this off of how we live (we spend long periods of time there as well) and how people actually behave.

    It's a lot of trouble and probably not worth it, but there could be a second set of stairs to a small porch outside a door to the half bath where you show it. It wouldn't have to be done until the pool was actually built.


    In general I think your layout works pretty well. I'm assuming that setbacks dictate the narrow side of the house facing the waterway. If not, I'd consider widening the rear of the house to have as much exposure as possible to the water.

    Don’t give bedroom 2 a door to the bathroom, it just causes confusion. They are close enough to the hall door.

    Do you have enough food storage in the kitchen?

    There aren’t really going to be 7 stools at the island, are there? The two at the corner will be playing footsie, and shinnie and kneesie.
