Dining can easily become your office and closed off. Kitchen and and family room can be open concept and living at the front of house

laundry will be moved upstairs as my wife also wfh and second office is upstairs . we prinarily use the entey from the garage day to day and/or the side entry (currently going into laundry rm). budget 300k but also doing separate addition upstairs. right hand side of current kitches we have a small table for daily seating. top wall has 1 slider out to deck from family rm.

300k may not be enough for what you are proposing. I hope you have design support for this project and someone who can guide you properly on how much it will actually cost

$300K sounds like a lot of money, but an addition and a kitchen remodel (is a bathroom remodel part of the upstairs addition?) will eat that up and more. You need to engage an architect to get a workable plan. If it were me, I would start using the dining room for an office and hope interest rates head down in a couple years so you can move. Unless the neighborhood has particular appeal for you, moving might be the best solution. Be careful not to overimprove or overspend on remodeling such that you end up with a house that is worth less than what you have put into it. We went down this path with our first house and ended up moving instead, and I loved that neighborhood. What we wanted could not be achieved in a way that made sense financially.

IMO way too much to be handled here get a good architect since this will require one IMO Info always is a huge help but I cannot for the life of me figure out how a mud room that does not have access from the garage makes sense. So even that would need a new floor paln

I would definitely want to enter from the garage into the mudroom rather than the family room (although the family room door is closer to the kitchen for bringing in groceries). Do your kids drop their stuff upon walking in or will they go over to the mudroom from the family room entrance to put away backpacks and sports equipment?

Here's an arrangement to change your kitchen, living and dining area. Since your dining room remains empty most of the year, make the dining area the office space and add a small dining space to your living room. This would allow you to increase your kitchen layout and also add a decent size panty.
