Elevations for irregular shaped site plan

last modified: 2 years ago

I am going to start construction on my land starting from arch design. However I am trying to do homework before I approach the archi consultants.

My site plan is attached.

Dimensions are in Feet. Its a corner plot with left side (61.10) and front side (15.9+60.6) open to street.

The Adjacent plots are uniform sized like 50x90 sq feet except my plot which is corner + extra land.

The construction by laws are that I should not use more than 50% of the total land area as built up. In fact i even want to use less area like 45% built up.

Others rules are leave maximum 7ft 6inches from back side (84.3), 10 feet from front side (15.9+60.6) and from left and right side max allowable setbacks 7 feet each . Now I would even want to leave more setbacks to make sure built up area is not jammed upto the boudary wall (yes we must have a boundary wall around the perimeter of house).

My dilema is I cant put 50x90 elevations on my below land as it would look so out of shape, I wanted to have an elevation which compliments the site plan and corner plot being two sides.

can any one suggest ? I thought of an L Shaped elevation too.

cheers

Entry is from the front side only the right hand bottom. (15.9) and i prefer a one unit house/villa with a contemporary design. The soil test is completed. Architect hiring in progress and I THOUGHT only to have opinion from folks here.

Google map pic below, my plot is marked with arrow and i want an elevation which has the golf course view at best. I just need you guys to provide me links to elevations that can possible fit my site plan.
