A little edit… when I say dress up, I mean stonework of some sort. Don’t know if the mantle could be kept or start from scratch.

I don’t think the fireplace should be your deciding factor, however, I think these pictures show that this home has a lot of potential for personalization.

I’d start by removing the mantle.
I may put up some ship lap and a wooden mantle. But again there are so many directions you can take.

I wouldn’t invest in fireplace makeover until you move in and figure out your furniture placement. The TV won’t work above the high mantel, that’s for sure. And even if lower, then you would not really want a lot of fireplace faldaral when there’s a TV over it.

You may find that your TV works better on the side wall or somewhere else. “ Fireplace focal point “ + TV is almost an oxymoron. It can be challenging to arrange furniture comfortably in today’s open rooms with ubiquitous fireplace but family plans mostly TV— furniture distances, TV height, who sits where.

But if the house mostly works for you, just take time seeing where to put what, and what colors you will use, before you tear things out & patch drywall & paint.
