Water damage = Floor and wall remodel

last year

Hello Houzzers,

A pipe burst and damaged our 6"maple hardwood floors, baseboards and some of our natural cherry cabinets. The floor needs to be replaced and the walls need to be painted. Our house is on the market (or should I say was on the market :( We removed the listing yesterday in preparation of remodeling the damage. The maple floors are a mix of select and charachter grade as you can see.

I need a wall color that will go with the natural maple floors (assuming we replace with the same) and natural cherry cabinets. Currently the walls are painted an architectural green (Benjamin Moore 1502 Cheyenne Green - 75%). If we were not moving, we would use this color again because it brings the outdoors in - we have a 3 mountain view and lots of landscape in our view. I am struggling with repainting using a neutral color to sell, like BM French Canvas OC-41 or Ballet White OC-9. Is the neutral more of a 'safe' bet on color for buyers?

We also have the option of a different floor. Hardwood in a higher end home seems to make sense. Natural cherry would be too much cherry since the cabinets are cherry. This is the great room where we have large area rugs normally.

We are open to your ideas. Here are some water logged photos (we can't go in the house to take photos currently), but you will get the idea!

Any help you have would be greatly appreciated! Open to all suggestions.

Thank you in advance!

Cindy

Match the new floors to the floors you already have that you are keeping. It makes a more cohesive look, to have the floors all alike. Buyers do not like different floors everywhere. If the green on the walls is something you like and is the same green, that I see in your pictures, then I would put that same color back on the walls. Again, its a more cohesive look. It also goes good with cherry cabinets, and with your flooring.

I will second that one consistent floor is preferred. If Insurance is paying for repaint of all public rooms I would go lighter/ more neutral (NOT GREY!) but if this color is consistent though the house it’s neutral enough to keep. It wouldn’t be my choice but it doesn’t keep me from seeing the beauty of the house.

Your positive attitude is impressive, though! For a neutral color to sell, BM French Canvas or Ballet White sound like safe bets, but it's always a balance with what feels right for your space. Considering your stunning mountain view, maybe a neutral with a hint of warmth could complement the natural maple floors and cherry cabinets. And hey, I'd like to know more about Temecula water damage services for a smooth remodel process...you know smth? They might have some great suggestions too! Wishing you all the best with the remodel and the future sale of your home!

Thank you Netty, Hallett & Co and cat_ky for your input.

We are now a week into the water mitigation process: the ceilings, floors and walls, likely the cabinets and floors will have to be replaced - much more damage than we originally thought. We will be moving out permanently and won't be living here again. Thus, the remodel will be for someone else's enjoyment, not ours (always a bummer).

Nonetheless, we will be looking to replace everything with colors and finishes that attract a wide variety of buyer tastes as well as a style that looks good on the house. Any more ideas?

I agree with the consenses re: installing different flooring - not a good look. I was actually asking if there are other flooring options these days that are popular for high end homes that we should consider if we have to replace the entire floor. I know many people are using LVT today. I don't know how this flooring is being perceived in the real estate market, and if there are other choices I may not be aware of. I see by your answers, I did not make my question very clear!

Let me know if you have any further ideas

    Onward!

    Cindy
