Rolling a big blank wall is much faster than painting around many doors and windows, and it also depends on any nicks and dings you expect to be repaired, plus other prep work. You need to get a couple estimates.

It depends on how much prep has to be done and the condition of the paint in the rooms. If there was a smoker, that will require more preparation as well as sanding peeling paint. Crown moulding and baseboards, doors and door trim will take more time too. You can pay someone hourly or get a contracted price. Be sure to get at least 2 estimates of the expense. Hourly is more open-ended as far as final price goes, of course. If you are on a tight budget, go little by little...have a couple rooms done now, more later. If you don't have good preparation, you won't get a good job that will last. One other thought--paint has gotten very expensive. Maybe you can get a better price by buying the paint yourself instead of asking the painters to get it. Use a quality paint, not the cheapest you can get. I'm sure people here can recommend good paint brands. We use Dunn-Edwards.

I think it's probably a combo of sqft and eyeball. A painter needs the sqft to know how much materials will be needed, and eyeball to see what needs to be painted. A 10x10 room is 100sqft, but then there are other details like prep or not, what kind of details/openings/trims there are, ect.

The line of if you have to ask, you can't afford it always makes me laugh. A fool and his money are soon parted is the result of not asking.

Wiping down all the walls, and thoroughly cleaning baseboards, moldings and doors will cut down on the prep work needed. You can’t paint over dust. WRT brands, you will be paying for a lot of marketing in many cases. Behr Premium Plus can hold its own against any other brand, both interior and exterior, and I prefer it over their more recent lines (Marquee and Dynasty).

"A 10x10 room is 100sqft" . . . that would be for a flooring or ceiling calculation. For a room it would be times 4 walls with 10 foot ceilings . . . minus the openings for windows, doors and half walls.

It really depends on the room, and who you know. I had a quote of 2k for one small room from a company and then we found someone as a referral who did that room as well as two other additional rooms for $1,600.

Depends on location. I'd wager a guess for 1900 sq ft at $8,500 in labor + product and tip. Yes, we tip all crew. If contractor has a no tip policy (some do) we do a breakfast and a lunch at least once.

Remember, if you just ask for paint, the cheapo guys will do exactly that. No real prep. No priming or filling. You need to ask for everything you want in a written document. Will they remove wall art? Move furniture? Or will that be done and ready to go? Will the trim be included? How many colors? Etc. Every possible thing that you think is relevant needs to be included in that document that you hand them, to get an accurate quote. I would think a full service quote will easily be close to 20K.

In 2020, I paid $14,000 to paint the interior of a 1,700 aq ft home, San Jose CA. Furnature moving, skim coat, sanding, painting with sprayers. Behr paint. And they fixed a crack in the ceiling, .settlement caused the crack. they added support in the attic and replaced the cracked portion drywall…a junction between two sheets separated, rather than tape, they removed the cracked area.

In CA, many homes have cracks in the drywall due to settlement.

A friend from college is a local realtor, I used ”her painter”.

This is really helpful to me as well. When we moved into our home, we had the entire thing painted (walls, ceiling, and trim) by the realtor's painter at their repeat client rate of $12k. I knew then it was a bargain, and we just needed a clean slate to move in and get to know the space. Now we are undertaking a partial renovation, and the GC's painter quote is $36k for about half the house. That's 6x the cost of the painters we used originally. I'm strongly inclined to use our original painters again and save over $20k, and they've said their quote will include getting new surfaces "paint ready" this time (filling nail holes in new woodwork, priming, etc) before painting. Am I missing something critical here? The GC and architect have agreed I can use my painter if I want, but seem skeptical it will be good enough.

If you are happy with the quality of the work they did the last time, I would use them again. You are the one who needs to be satisfied.

Also check to make sure they are insured!!
