I think you need to post a floor with measurements. 1 thing I would want to do is find a better location for the TV. Over the FP is too high.

A built in desk can be removed. Floor plan is needed. You need to reorientate many elements. It appears they watched TV from the window seat. A TV across from a window on top of the other issues would be a ton of glare.

The floors are epoxy and was apparently an afterthought because the desk has no epoxy under the drawers and support ends. When we replace floors, we will rip the desk out. But that won’t be for another couple of years.

Looks like a pretty house but, boy, what an awkward space for furniture. So much wasted space by the entry and tiny space by the bay and fireplace. How large is the dining area? If it's larger, I'd be tempted to switch the spaces and use this for dining.

Dininig room black wall is 15' long. However, the french sliding doors are there as well as a bar area. So that's a no go.

Maybe get rid of fireplace hearth? Where u sit? Or put some cushion...perhaos 4 club chairs in circle with table in center near fireplace..maybe get rid of window seat..if need more walk thru space

That's a pretty room, too. Given that, i think I would remove the window seat to allow for a better space for comfortable furniture. You could fit a nice size sofa in that space...maybe something like this:

My husband wants to move the front elevation out 2ft on the desk side of the bay window to eliminate it completely. But, I have a hard time justifying that cost fjust because it doesn't make sense. We are less than 5 months into this house and I just think there's got to be a way to maximize the space we do have.

Side note, we do not use that desk as a desk. The opening closest to the wall houses the dog bed for our mastiff right now, and that's it. However, not using the desk does not mean rip it out because new floors are not in my plans soon.

How much room from the front of the window seat to the hearth? Looks like you're trying to arrange furniture in what is basically a 10 x 10 space. With the window seat remaining, you have no place to sit to face the fireplace, which is your focal point, except sitting on the window seat...not really a comfy option. Even removing the hearth leaves you no room for a sofa except in front of the window seat. There is no place to hang a TV if you want one in there. The space is too narrow for that TV to be placed on the fireplace. Crick in your neck from all angles. You could have 4 chairs in place of their loveseats, but, again, very narrow space to maneuver around. If he's serious about extending the wall, I'd certainly remove the window seat first and see if that doesn't give you the space you need.

There is actually 11' from wall (bottom of window seat) to hearth. I thought I only had 9, but with reclining furniture, if not the ones that level within the same depth, 9' is what we would have to work with.

We did buy a TV mount for the fireplace that lowers. So in normal position, it is high, but it extends away from fireplace and lowers to an optimal viewing station.

removing the window seat only frustrates him more because it is not centered with the fireplace. He wants to not have to look to the right to watch the TV. :l

I guess I'm with him, then. If you leave 3' for an aisle to pass/walk in front of the fireplace and get into and around chairs, you still only have 8' to arrange furniture.

Consider furniture placement for TV viewing with no regard to window seat. Center rug to fireplace. Perhaps one sofa along wall and a comfy swivel chair on each side. If budget allows consider getting a new wood mantel that’s wider than TV. Love the giraffe accents!

I would paint the desk to disappear and then hang the TV over it, or sitting on it like a console. Then I'd arrange seating in an L to encompass the fireplace and the TV, ignoring the window seat or using it to stand a table light on.

I'd be tempted to get some quotes to change that fireplace so it wasn't taking up so much room in my living area.

I say remove it, maybe make a large entertainment book case

Depending on what style decor you want would determine also what

furniture/fabrics could go on things, and art work.

Is this your existing decor with things you like or want to keep? or

the prior home owners? If you did 4 comfy chairs that are swivel near

fireplace that leave room to walk thru, would be good for

conversation, gatherings, and tv watching.
