If you're in a shallow frost depth, say Georgia with 6"-12", then no. If you need 48" depth in the north, then you would probably be a candidate for a raised ranch or split-level style house so the basement is only 4' below grade, or just have a crawlspace.

The 4' or 7.5' to rock is going to dictate depth as well.

It is NY so i’ll go with the deeper frost line. It is very common around here for colonials to be sitting way high up due to the 4ft basement below grade. Septic is gonna suck too

@mark bischak there’s 2 colonials, a single level ranch, a cabin and a huge concrete modern home. I’ll have to get ahold of one of them and see

If possible, talk to the owners, architects, and/or builders of those other homes also.

By all means, talk to everyone with information about building in the particular neighborhood, but keep in mind that subsurface conditions can vary from lot to lot, particularly if there's some contour in the neighborhood. Like the mutual fund prospectus says, "past performance is no guarantee of future results."

The oldest houses in my neighborhood were built in the 60's. Since then, there is an almost direct correlation between how old the house is, and how far above the water table it sits.
