small bathroom layout help

We have a tight bathroom that I’d like to add a double vanity in somehow. It has a tub that we want to keep and not move. Currently, there’s a single vanity on the left wall, a window and radiator on the back wall, and the toilet next to the tub which is on the right wall. The door opens in just below the vanity.

The only options I can think of:

  1. move the toilet to its opposite wall (it’d overlap with the radiator a few inches given code minimums), put the double vanity on the current vanity wall, and move the door opposite the toilet. Problem with this is it’ll be tight between the vanity and the toilet, and the door will be opposite the toilet (and at the top of our main staircase opposite our front door).

  2. keep toilet, door, and tub where they are, and put a double vanity on the back wall. Cap the radiator and get electric mesh floor heat. Space between toilet and vanity would be tight but if I can get a 19” deep vanity and a 26” deep or so toilet, I’ll meet the code minimums of 21” between vanity and toilet, but it’s tight. And vanity will be on an exterior wall which isn’t ideal for pipes freezing in winter (though our tub plumbing is on that wall and we’ve never had a problem). Major issue for me here is where to hang mirrors over the vanity as the sole window would be centered over the vanity and the remaining wall space isn’t really big enough for mirrors without overlapping the window. Maybe pivot mirrors that are always at an angle, making the mirror-window-mirror arrangement like a bay window trapezoid.

  3. bust thru the adjacent closets to get more space in the bathroom for the double vanity. This would eliminate our only linen closet and would require bumping out a small closet into a relatively small bedroom. Doable but expensive and not sure it’s worth it…

What should I do? If there’s something I’m not seeing please let me know!
