Thank you so much for your replies! So option 1: island has a blue rug in dining area while option 2: peninsula has a white rug in dining area. I was too lazy to add all of the chairs but I made sure on both versions there is a 5ft clearance from dining area to island/peninsula.

Also the space in the kitchen from sink to oven is 4ft. In Option 2: it is the same but the space from wall to wall is about 44 inches at the moment.

The bathroom that is an issue is the guest bathroom. Please let me know if you have any more questions! 🙏🏼

Why can't you switch office 1 and the guest bath. The guest bath would then line up with the closet and no one walks right into the kitchen.

Not a pro. I don’t see a big benefit to the peninsula, and I think it will make the kitchen feel more disconnected from the living room. That could be a positive or negative. I don't know how far along in development you are... if I thought you'd already broke ground, I wouldn't say this, but here goes: It looks like generally an inefficient use of space. Lots of square footage dedicated to the entryway behind the couch, a big unused area to the left of dining table, a long circuitous trek between the garage and kitchen for taking in groceries, and a small kitchen.

the bathroom location is a shame but given this i think the wall is preferable to provide some privacy.

First house and first remodel. ... of course we are all looking at the plan and wondering how everything fits and how the living room bathroom could have been improved.

Did you consult with an architect, or at least an interior designer, to get some out of the box ideas?

Close off the bathroom door and have it open into the office?

I hope you give guests the option of using the cabana bathroom, either by going through gym or outside, for a more private bathroom visit.

Hi all! Thanks for all of your genius ideas - it has helped me see the plans for my house in a new light and I have come up with a new iteration that provides more privacy for the bathroom, more kitchen storage, separate oven and cooktop, and hopefully better flow. Please let me know your thoughts! Much appreciated and hope you all have a fabulous day! (P.S my architect is the one who originally stated I had enough storage in the island iteration and I had been struggling to accept that since.

I like the peninsula version. More counter and storage space.

I like the peninsula too but would want to make sure there is truly room for 3 chairs

everyone hates to be in the chair stuck against the wall - would an option be to flip the drawers and chairs? Not sure what you planned to go in the drawers so not sure what kind of access you would want

I like the new plan better as far as the kitchen is concerned, but the circulation path from the garage is even worse, unless I’m reading it wrong. Do you have a floor plan of how it is now? Is the kitchen in the same location as before?

I prefer the revision with the kitchen flipped as it gives more privacy to the guest bath and the office. Handy if in the future you might use the office as a bedroom.

I think the new one is better too. i might want to swap fridge and oven to make fridge more accessible (oven not grear in doorway but at least its just the pantry). i’d also want a coffee counter area on the pantry wall.

Susan, I agree I need to do some adjustments to the dining area to give better access from garage but to be honest we are Instacart users so the flow from kitchen to garage hadn’t occurred to us (this is my first time ever having a garage 🥹). Kitchen was in same location but with an additional wall which made it very closed off. Lharpie, great point I’m switching right now

I agree - the new plan with the fridge and oven flipped. In the new plan make sure the DW is opposite side of the sink from the fridge. So if you keep the fridge by the pantry, put the DW to the left of the sink.
