Kitchen Renovations - Layout Frustrations

last modified: 2 years ago

We are renovating an older home with an outdated kitchen. We would love to make the kitchen area bigger than it is currently but at a loss on the layout. Initially I was thinking a double island but after measuring that will not work. Second thought was to do a peninsula island across where the breakfast nook is with barstools in the bay window area itself but feel like that might be really odd. Any other ideas without having to make big structural changes? Will post floorplan and a few pictures of the space. It is quite a big area to work with but it is just oddly laid out with all the windows and doors.

You have too many doors, and doors make your rooms smaller. How many doors do you really need to access the deck? Right now it looks like you have 2. Eliminating one will give you more options. Can you go through your floorplan, show us the surrounding rooms, and give us an idea of which doors can go?

Where in heck is the refrigerator? You need the ENTIRE floor plan shown, with all the dimensions for every wall and window. The WHOLE thing. the entire living floor of the house. Where is the garage, where do you enter? Is there a dining room? Etc.....all of it.

best to show the ENTIRE first floor.....what is on the other side of living room wall? I cant imagine that 10 by 13 area is the original living room w full height windows and door...where would you place furniture...maybe a sitting area ? .....the center space with the door and windows that you call breakfast area....consider changing windows to wrap kitchen thru there and remove that door too. Then you have better options. but you have to look at the entire first floor... When coming in from garage.....I like to see a small contained area for drop zone/ hooks or cubby holes / bench/ etc which makes kitchen segregated , at least somewhat, from that part of daily flow.. which can be commotion filled / messy at times. You state you wish to avoid " big structural changes " ..better define that because I do think the space needs help...You can live with it for a while/ its a working kitchen .....you'll discover things by using the space.

You need an architect, not crowd-sourcing, on this one.

We need the whole house plan to sacle every measurement clerly marked posted here in jpeg in a comment name every space . DO NOT start another post everything dealt with for this dilemma is now here in comments. Renovations need a huge amount of planning before one thing is touched right now the best oyu could do would be a u shaped kitchen . We need your budget for sure and that floor plan for any help here .

You have not given quite enough information.

I am making a change to my kitchen that may work for you, but I can't tell how you get to the powder room.

The change I am making is moving the door from the garage from the corner of my kitchen to 2 1/2' from the corner. Giving me another wall of upper and lower cabinets.

I can't tell from the photos which side is the 11' and which is the 13.7'

But these give you an option for either direction.

The 11' side is the cook/range side wall. Matters not- need the entire living floor: )

Thank you everyone for your input and feedback thus far, you may be right that we need to get an architect in on this one. It is a perfectly functioning kitchen as is just not the biggest.

I have attached the whole downstairs floor plan, I do not have more detailed measurements at this point. I do like what Jennifer has suggested, we could definitely get more cabinet and counter space in if we knocked out the closet you see in the floor-plan and move the fridge, which is beside that closet.

Is my idea totally silly? Putting counter stools around the larger blue rectangle and potentially replacing the door in the nook with a window. And potentially getting rid of the small island that is currently in place. The thinner blue rectangle would be more cabinets/counter space.

why would you have seated people look toward the garage door and windowless stove wall when you have a super abundance of windows, light, and view in the opposite direction. You need a lot more time /help to think this space through .

Take a day, Measure every single wall and window on the whole floor you posted. Make it very legible, don't cast a shadow on it when you take a picture. Tape it to a wall first: )

Every single wall and window, and door.

On windows/doors? Include the casings. Return. : ) below........all the rooms.
