Where is the garage or is the front door the garage?Where is the kitchen? You need to post one to scle drawing of that whole area you are working with so kitchen , DR, LR and garage use graph paper to make a scaled drawing easier then post here in jpeg format in a comment DO NOT start another post . Also good to show all windows too.

Also in the living area where we will move our formal dining room table do you think there is a way to add comfy seating in front of the fireplace and still add the formal dining table?

That’s the garage door (in the existing kitchen) and I’m going to move it to the existing dining room so we can expand the kitchen further back.

You need to invest in graph paper to get this right. Accurately measure every wall, placement of windows,electrical outlets wall switches. Tell us how you use the dining room and living room. Your pics make the LR looks like it is not used for TV.

Then show us a mock up of current dining room and how you want to change it. Is there a step down into LR?

Ok noted! I didn’t expect a complete architectural layout that’s why I didn’t put all those measurements in. I just wanted to know if there was room and if it would flow correctly.

The living room area has no tv. I have a big den that we use for that. It’s just a fireplace so I thought the dining room table could go on the smaller wall in front of the window then put some comfy chairs in front of the fireplace. I don’t know like a dual dining living room space.

Sorry there’s no step down into the either room. Any help you can provide with the info I provided would be so appreciated.

My understanding is that there is graph paper that you can print off the internet - I've never done a search for it, but I've read people comment about it.

Also, you could use a blank piece of paper + a ruler. You need to create a scale 1/2" = 6" or 12" or whatever works for the size paper + rooms that you need to show. It's just easier to use graph paper.

You've asked specifically for help with a layout - so, having a scaled drawing is necessary in order for people to be able to provide the best advice/suggestions. It will be worth the effort/time it takes you to prepare it.

Not asking for an architectural layout, but how I anyone know how something would fit by looking at a pic. Graph paper helps with layout because furniture size can be accurately assessed and walkways planned. This is how you save your back while moving furniture. Also,you get more ideas. Up to you.

It looks like the house has the staircase in the center. So it looks as though you are now moving the table as far away from the kitchen as it could go? Do you use your dining room table a lot? It will be harder to entertain with it from that far away.

You have space of 162" x 113 ( up to the fireplace to fit a table ) You will need about 36-42" from the wall, the table is probably 42" so trying to center a sofa on the fireplace would be very tricky. It might work. You have the furniture at the house - I would try it and see what you think. If you find a set up that you like, then proceed with figuring out the other side.

The wall of the dining room doesn't line up with the walls of the kitchen. Obviously there is some sort of storage there. The door to the garage is not even with the kitchen wall either. This is where better dimensions and more pictures are helpful. Is there a way to steal that space in the garage? You may be able to leave the table there.

What is below the dining room? Can plumbing easily be brought to that area? That may influence what you can do as well.

Do you plan on staying in this home? Normally I don't care about resale, however taking away a dining room to push it back in a corner might not be the right thing to do.

Can you do this? Of course. Are there other options? Possibly. Is it going to look good? Maybe. Lots of questions still need to be asked and answered.

There is a finished basement underneath but only up to the bump out in the dining room. That’s what’s behind those two barn doors. It’s just storage.

The living room is a bit further away and wouldn’t be as accessible but can I just leave the dining room as is but putting the mudroom and bathroom in the current living room where the fireplace is would be silly right?

The wall isn’t in line because of the stairs going to the basement that are on the kitchen.

How deep is the closet in the dining room and how far can you push into the garage?

You will need to get an architect involved so maybe give one a call now. It may be easier standing in your home to figure out a way to add the mudroom and powder room.
