Design help- tiny kitchen

We bought a condo in Hawaii and are getting ready to update the original kitchen. Any suggestions?
We are planning on lowering the bar so counter is one level. Would like to expand but windows prevent that.

We are planning on slab cabinets with a modern look. Floors will be updated later.

I can’t remove the end wall on oven side because the breaker box is on the hallway side.

Would like to find a spot for microwave, they currently have it in the laundry closet.

We thought about cabinets on the dining room side but are leaning towards short bar stools and doing away with table.

Open to creative ideas, I feel like I’m missing opportunities.

    Obviously we need plans with dimensions to help. Graph paper and pen is best. Also will this be a rental or a full time home? Can the pantry come out and be replaced with cabinets? If it’s a full time home I would want a real table not stools at a bar.

    Use graph paper to do a to scale drawing of the space s you are tsalking about . Show every window, doorways where those lead and every measurement clerly marked post here in jpeg formta in a commnet DO NOT start another post . Any questions we have you aslo answer her ein comment s.

    Do you cook much? One person cooking or two? Do you have people over for meals?


    What is in that soffit over the range? Can you vent a hood to the exterior wall or anywhere?

    More work for you. When you measure and draw your scaled floorplan, do the entire floor. Not just the kitchen area.

    I will see what I can do when I get graph paper. I have cabinet measures, but not all the floor measurements.

    Since it’s Hawaii we are more likely to be wearing on the lanai outside. There will just be two of us living there full time, with a very occasional visit. We don’t plan on entertaining there. It’s a 1,000 square foot condo.

    We are planning on a counter depth fridge. We have that in our current home now.

    The soffit over the range we are pretty sure is just boxed in. We are removing that in January when we go back. It doesn’t have any venting in it. As for cooking we enjoy baking and cook what we need to eat but I wouldn’t say cooking is a hobby.

    Until we retire in a couple years, this will be a part time home but after retirement we will live there full time and plan on living a much simpler life.

    Love the idea of a pantry box, I have talked about it and may need to tackle that. I really want it to all match.

    If you use Houzz on a computer instead of the app on the phone you can edit your posts and correct spelling.

    I'd concentrate on the floors first. Work from the bottom up. Why would you renovate a whole kitchen and then have to go back and break up a tile floor???

    Get a kitchen designer. Then get a contractor. Your scope of work is huge
    ; planning, selecting, and efficiently getting the work done from plumbing, HVAC, electrical, meeting current code, etc., is a full-time job. I’m sure Hawaii has the same issues of finding the above people as we do in the 48, so now is the time to really dig into your idea book and settle on budget and style (and wants and needs). The professionals here are great guides as you settle on those items.
