Because this is your furniture for now---I would remove two of the seating pieces to elsewhere and open up the room. The rug is too small for the space and clashes with the wood.

I might try cleaning the fireplace bricks, from the photo it looks…well used. Not that as is would stop me from buying, but if there were other areas that needed attention in addition to that, it could move the house from the yes column to the maybe column.
