Remove wall or make passage

We need to either make a passageway in this wall or remove it. Right now the only access to the dining room is through the kitchen.See plans and photos. Removing it means more light, nice views of big back window, more space for seating area at back of house near window, and moving dining table to the center of the space where the wall was. Cons are that the powder room toilet, when the door is opened, can now seen from the dining table. Also less privacy between rooms, not sure if that will be an issue. Also don't know if the resulting super narrow long space will look good. So could just make opening insted of removing. What do you think? Note that on the plan, What's called dining room is the place with the orange chairs in the photo. The current dining room is called family room on the plan. I used a wide camera view on the photos to get the surrounds, so the rooms look narrower than they feel in real life.

    What wall are you referring to. right now i see dinning room access from kitchen, family room and living room. the powder seems visible from the DR now.

    I do not understand the issue. The access to the DR looks like normal from entry through the LR to the DR what does the kitchen have to do with that trip. And you acam get from kitchen to all of that now. Put a door that closes automatically on the PR IMO not really an issue right now

    You need to show us a floor plan of how the rooms are now, not the pervious and then a vague description of what is already different. Have you verified that anything you are thinking of removing is not load bearing?

    Try marking the location of the "Optional French Doors" with blue painter tape on both sides of the wall. Then see what you think.


    Have you considered replacing the large table with an expandable table?

    The plan shows everything as is, except we chose to have our dining room in what is marked as family room on the plan. The only access right now to our current dining room (labeled family room in the plan), is through the kitchen. The French doors in the plan are optional and the previous (first) owners did not opt for the doors.

    If you open the wall up and move the dining room table down, then what would you use the family room for? Is there a door going to the outside from the family room (current dining room)?

    Good question! We would put a couple of comfy chairs so that it's another place to relax on the main floor.

    I can see the benefit to opening your dining space to the living room, though I think a door would be better than opening the entire wall. Will you be doing the work yourself?

    If it was me, I would probably estimate where I wanted a door opening, then cut out the drywall on both sides to see how it looked, starting with single door size. If you put the opening toward the kitchen side instead of centered, you won't see the powder room door.

    One big question - do you have leftover flooring to patch the space under the wall?

    I think just a nice wide opening where this is needed but now the LR looks odd with so much empty space at the end and wher eis the TV now ?

    We do have leftover flooring but is it's just an opening we'd maybe do a threshold. Thanks yes maybe a wide opening is best. The tv is on the other side of the wall to the foyer. We'd have a carpenter do the work, he's great, journeyman, great work.

    If we did just an opening I would have the two orange chairs with a Bistro table there and some shelving for a mini library

    Open all the way would be a bowling alley effect, so I vote for a partial opening. Unless this is your forever house, it's always a good idea to not break the original concept completely so when you go to sell the next owner can use the space the way it was originally intended if that suits them better. It expands the universe of buyers who will find the house appealing.

    Thanks yes that is a good option for sure. We would need to move a cold air return but the ceiling below is unfinished

    (Without a wall there we wouldn't have needed the return that is there now)
